Required Skills, knowledge, or training:

  • Journey level skills and prior work experience in HVAC trade
  • In-depth knowledge of  and ability to repair commercial refrigeration systems
  • Certified in refrigeration gas recovery
  • Ability to develop accurate work scopes, assign work and provide clear direction to any assigned staff
  • Accurately assess the work of contract service providers for quality, code compliance, and timelines
  • Experience with identifying training needs and coordinating training for assigned staff as required
  • Ability to accurately order materials, make material stock recommendations, monitor condition of tools and equipment, arrange for tool and equipment repairs as needed, provide leadership in setting up and organizing a shop
  • Ability to assess performance of assigned staff members and provide input to manager on employee performance for use in performance evaluations
  • Knowledge of applicable building codes, environmental, and safety requirements
  • Familiarity with all hand, power tools, test equipment of the above trades, know their proper application, and the ability to properly use them
  • Ability to develop necessary level of proficiency in utilizing the SHARE work order system and assigned PDA for transmission of work orders
  • Ability to plan, layout, organize work, installations, including access requirements, tools, equipment, materials, parts needed; organize and oversee team maintenance work, contract services
  • Ability to work as part of a project team when necessary to coordinate and perform assigned portions of a project scope supporting schedule and workmanship requirements for the project
  • Ability to write clearly and perform basic calculations related to the electrical trade
  • Available for holidays, weekends, weekend on call-procedures, emergencies and shift work
  • Ability to read information from equipment manufacturers’ manuals, service request, layout sketches, blueprints, appropriate state and local government codes, trade-specific manuals and practices, and to determine how the material or equipment should perform
  • Understanding of preventive maintenance, its role in a comprehensive maintenance program and the ability to perform preventive maintenance work as directed
  • Assist with the development and on-going refinement of a preventive maintenance program
 

Preferred Skills:
  • Certifications in specialty areas of above trades
  • Specific experience in developing, implementing  an effective preventive maintenance program
  • Additional craft-related training over and above journey level electrician training
  • Specific work experience in a large, institutional environment with a preference for university housing and dining experience
  • Prior work experience in a Lead role
 

Relevant Education and Training for the Position:

  • Must have worked as journey-level HVAC Mechanic, Plumber, or Stationary Engineer for a minimum of 10 years with a preferred emphasis in commercial work
  • Successful completion of an applicable apprenticeship program or equivalent work experience and documented training
 

Other Requirements:
  • Must possess a valid California driver’s license 
  • Possess knowledge of codes applicable to the above work scope
  • Possesses abilities to work effectively in occupied buildings in cooperation with residents and building occupants
  • Capable of learning and applying safe work practices and procedures, including but not limited to asbestos safety requirements, proper use and care of respirators, hazardous waste management and handling, lockout tag out procedures, Injury and Illness Prevention Program, Confined Space procedures, and safe handling practices for chemicals, refrigeration gases
